What Will You Do as Mosaic Development Group Construction Project Manager?
In the role of Construction Project Manager, you will be responsible for overseeing the construction lifecycle of various residential projects, ranging in value from $10 million - $40+ million. Functioning as the owner’s representative on behalf of Mosaic Development Group, the Construction Project Manager will play a pivotal role in coordinating and collaborating with various stakeholders, including general contractors, architects, engineers, planning staff, and internal staff, and internal teams to ensure projects are completed within time and budgetary constraints. Applicants must be well-versed in construction methodologies and procedures and be able to coordinate a team of professionals of different disciplines to achieve the best results.

The Construction Project Manager is responsible for leading the planning and execution of the construction phase of Mosaic’s projects, ensuring they are completed on time, within scope, on budget and to the highest standard of quality. Responsibilities include:

  • Review project plans, scopes, specifications, and related documents to solicit accurate bids.
  • Lead the evaluation and selection of appropriate general contractors for new and rehabilitation multifamily residential projects.
  • Oversee construction project schedules ensuring milestones are met and projects are delivered on time.
  • Manage project budget and report on project financial health to stakeholders.
  • Oversee the entire construction process, from pre-construction planning through project closeout.
  • Conduct regular site visits to monitor progress, quality, and adherence to plans, addressing any issues that arise.
  • Coordinate and foster positive, collaborative relationships with all project stakeholders, including architects, engineers, general contractors, subcontractors, and vendors to ensure alignment and successful project outcomes.
  • Manage construction draw meetings, monthly draw fund processing (in collaboration with Accounting), change order processing, and report same to Development Team and Executive Director.
  • Establish third party vendor services (water, sewer, electric, phone, cable)
  • Procure and review environmental and geotechnical reports.
  • Ensure projects meet the highest standards of workmanship based on Mosaic’s standards.

Key Lived Experiences, Attributes and Skillsets of the Construction Project Manager

  • Proven track record of successfully managing multiple construction projects simultaneously from start to finish.
  • Strong knowledge of construction methods, materials, and industry best practices.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in related software such as SmartSheet, Microsoft suite (Word, Excel, Outlook, and OneDrive), Procore or similar relevant tools.
  • Ability to work effectively under pressure and meet deadlines
  • Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations in a positive manner.
  • High school diploma or equivalent required. Bachelor's degree in construction management or a related filed preferred.
  • Minimum of 5 years experience in residential construction project management.
  • Valid driver's license and ability to travel within North Carolina to various job sites.

Salary is commensurate with experience and is in the $80,000 to $90,000 range. This is a full-time, hybrid position. Mosaic Development Group’s benefits package includes health insurance, vacation based on length of employment, 403(b) retirement plan with 3% matching contribution, dental insurance, life insurance, disability insurance and vision insurance.
